We do our best to set rents to be below market rates for the nearby area. Each building has its own unique rent structure, which is a reflection of costs to build, land costs, government grants etc. To see our rental buildings click here.

One month’s rent.

Interested renters will fill out our application form and provide proof of income (either a Notice of Assessment or pay stubs from the last three months).

All our buildings are pet friendly. There are no pet fees, but all approved pets must be registered.

All leases are one-year terms.

All requests for maintenance are submitted through an online portal and are typically responded to within 24 to 48 hours.

Most of our apartments are in urban locations close to the C-Train and bus routes. The buildings will either have zero parking or limited parking at an extra cost. Renters with cars may opt to pay for long-term parking at nearby, independent parking lots.

We follow the requirements of the Alberta Tenancies Act. Once a renter has provided notice that they are not renewing their lease and has moved out of their unit, we will conduct a move-out inspection. If the unit has been cleaned to the same standard as was provided at move-in and there is no physical damage to the unit beyond normal use, the damage deposit will be returned to the renter within 10 days.

Yes, however, a roommate’s name must be included in the lease agreement. Subletting units is not allowed. Also, the eligibility requirement remains such that there cannot be more than two people per bedroom.

When a lease comes up for renewal at the one-year mark, the tenant must requalify by providing proof of income. If your income has increased beyond the maximum limits for your unit, you will need to seek alternate housing arrangements. Our apartments are intended to support those earning below specific income maximums who struggle to find affordable rent in the marketplace.
