MARCH 2024 UPDATE:

The land use redesignation application for 1511 34 St. SE continues through The City of Calgary development approval process. As per the Alberta Municipal Government Act, all Land Use Redesignation applications are heard by City Council at a public hearing. As such, the public hearing date of Calgary City Council is April 9, 2024. Details for the public hearing can be found on The City of Calgary website.


WHO

Attainable Homes Calgary is a City-owned housing organization working to create non-market housing on development-ready land on behalf of The City of Calgary.


WHERE
We are in partnership with Calgary Municipal Land Corporation (CMLC) for the redevelopment of the site in Albert Park/Radisson Heights at 1511 34 St. SE. CMLC purchased the site from the City of Calgary in 2018 to explore redevelopment opportunities on the 8.77 acre site. 


WHAT

The concept plan for the development is in the planning stages and we are currently working through the Land Use Redesignation process with The City of Calgary. The concept is to accommodate approximately 5 acres of development space and another 3 acres of space dedicated to park space. The park space will be consolidated at the south end of the site and housing at the north end – this portion of the site will be for townhomes. These homes are intended to fit into the community – no apartments, no businesses, no secondary suites, no rentals of any kind – these townhomes are occupied by the people who own them.

AHC and CMLC continue to work on the site plan and programming opportunities in the green space.

WHEN
Calgary City Council will review the land use application in a public hearing on April 9th. 


WHY
Calgary is in a housing crisis. City Council, in September, approved a new Housing Strategy. That plan calls for 3,000 units of affordable housing to be created per year across Calgary. Right now, that number is 300. 

However, density cannot come at the expense of community. This is why we are committed to providing owner-occupied townhomes at this property and at a level that fits contextually into the community and provides a balance of open green space for the whole community to enjoy.

Starter homes in Calgary are now priced out of reach for many who earn moderate incomes. By offering affordable townhomes here, we hope to assist many renters, currently in Albert Park/Radisson Heights, in owning a home in the community they have come to love.

We believe a healthy city needs a range of housing affordability, and we believe owner-occupied housing, at this location, is a great outcome.
